A mortgage denial is frustrating, especially after you have pictured weekends at West Broad Village or found a house near Deep Run High School that feels right. But a denial from one retail lender is not a final verdict on your ability to buy. The right mortgage denied next steps start with the actual reason for the decision, then match that reason to a better program, better timing, or a broader market search.

When I work with Short Pump and Henrico County buyers who were declined elsewhere, I do not start by running their credit again and hoping for a different answer. I start with a NoTouch Credit Pull. Mortgage denied next steps: get the real reason

Ask for the written denial or adverse action notice. It should identify the primary factors behind the decision. “Denied” is a result, not a diagnosis. A buyer could have strong income but a debt-to-income ratio that exceeds that retail lender’s limit. Another may have enough cash for down payment but a credit score that misses one program’s threshold by a few points.

The most common issues are credit score, debt-to-income ratio, employment or income documentation, insufficient assets, property condition, appraisal concerns, or a loan program that simply does not fit the file. A self-employed buyer may be perfectly capable of making the payment but show taxable income that looks lower after legitimate business deductions. That is not always a conventional loan file. It may call for a bank statement or other Non-QM approach.

Do not accept a vague explanation such as “guidelines.” Ask which guideline, which figure, and which document created the issue. You need to know whether the obstacle is fixable in 30 days, needs a different loan structure, or means the home price needs to change.

Protect your credit while you regroup

After a denial, the instinct is to apply everywhere. That can create confusion, duplicate document requests, and a credit report full of activity while you are trying to solve the underlying issue. Start with a credit-safe pre-approval review instead.

Keep making every payment on time. If your debt-to-income ratio is tight, paying down the right revolving balance can help, but do not drain the cash you need for down payment, reserves, and closing.

Match the denial to the right mortgage program

A single-shelf retail lender can only offer the programs on its own menu. An independent broker can shop 500+ wholesale lending partners for a fit that reflects the borrower’s real situation. That does not mean every denial can be overturned. It means one company’s overlay is not automatically the market’s answer.

Credit score or down payment concerns

FHA is often the strongest next conversation for a first-time buyer who has steady income but limited cash to close. With a 580+ FICO score, FHA can allow 3.5% down. Dynamo DPA and Turbo DPA may also help qualified buyers structure the upfront funds differently.

For VA-eligible veterans, active-duty service members, and qualifying surviving spouses, VA financing can be available down to a 500 FICO score. That creates an entirely different path from a conventional denial. VA buyers should also understand that VA cash-out refinancing can go to 100% LTV when the file qualifies.

USDA can be another strong option for eligible properties in suburban and rural areas around greater Richmond. It offers zero down financing for qualified buyers, although property location and household eligibility rules matter.

Debt-to-income or income documentation concerns

Debt-to-income is monthly debt divided by gross monthly income. A buyer earning $9,000 per month with $3,900 in total monthly obligations has a 43.3% ratio. Reducing a $500 car payment or choosing a home payment that is $300 lower can materially change the result.

But income calculation is where many denials deserve a second look. Overtime, bonuses, commission, variable hours, self-employment income, rental income, and recent job changes all have documentation rules. A borrower who is declined using one calculation method may qualify through a program built for bank statements, assets, DSCR rental cash flow, or asset depletion.

Property or appraisal concerns

Sometimes the borrower is qualified, but the house is the problem. An FHA appraisal can flag property condition issues that a conventional transaction may handle differently. A low appraisal may require a price reduction, more cash, a reconsideration supported by meaningful comparable sales, or a different property altogether.

For new construction around Henrico County, also review the builder’s incentives carefully. A preferred financing arrangement can look attractive on paper, yet the total rate, fees, and loan terms still deserve an independent comparison. A no-out-of-pocket closing option can be useful in the right situation, but it is not the same as a lower overall borrowing cost.

Rebuild the offer with numbers, not hope

Once the issue is clear, create a specific plan. If the needed score improvement is modest, establish the target and timing before writing another offer. If the debt ratio is the obstacle, calculate a comfortable maximum payment and price range. If the down payment is the gap, evaluate FHA, VA, USDA, and qualifying down payment assistance instead of assuming a larger cash contribution is the only answer.

For move-up buyers in Short Pump, the answer may be a different conventional structure or a jumbo option. In 2026, the conforming loan limit is $806,500 in most areas, with a high-cost ceiling of $1,249,125. The right loan amount is not simply about qualifying. It is about comparing payment, cash needed, mortgage insurance where applicable, and the rate available through the full broker market.

A low advertised rate is meaningless if the points or fees do not make sense for how long you expect to keep the loan.

A denial is the right time for a local second opinion

Buying near Short Pump Town Center or relocating to the West End is too significant to let one automated decision end the conversation. A broker review should be direct: here is what stopped the first application, here is whether it can be fixed, and here are the realistic programs available now.
