A rental property that looks profitable on paper can become expensive fast if the financing does not match the property, rent, and borrower profile. This investment property financing guide starts with the part most retail loan shops miss: investors do not all qualify the same way. A W-2 buyer purchasing a Glen Allen townhome, a self-employed owner adding a West End duplex, and an experienced Richmond investor buying a rental near Innsbrook may need three very different loan structures.

Start With the Property and Your Qualification Path

Investment property financing is generally built around one of two questions: Can you qualify using your personal income and debt, or can the property’s expected rental income carry the loan? The answer determines whether conventional financing, DSCR financing, or a Non-QM option is the better fit.

Conventional financing is often the strongest route for an investor with documented W-2 income, stable tax returns, manageable debts, and solid reserves. It can offer competitive fixed-rate terms, but underwriting will examine your personal debt-to-income ratio, credit profile, rental history, and the number of financed properties you already own. A projected lease amount may help offset the new payment, but it does not erase the rest of your financial picture.

DSCR – debt service coverage ratio – financing looks more closely at whether the property’s market rent supports its principal, interest, taxes, insurance, and association dues when applicable. This route can be especially useful for investors whose tax returns show significant business deductions, who own multiple rentals, or who want to qualify without centering the file on personal employment income.

Neither program wins automatically. A conventional loan may produce a better fit for a buyer with strong income and reserves. DSCR can create a cleaner path when rental cash flow is the central story. The right comparison is payment, rate, required down payment, reserve requirements, prepayment terms, and how quickly you need to close – not one headline rate.

Conventional Investment Property Financing Guide

For a conventional investment purchase, plan for a larger down payment than an owner-occupied home. Many investors use 15% to 25% down, depending on property type, credit, number of units, loan amount, and the program’s guidelines. A one-unit rental generally has more options than a two- to four-unit property, while condos and properties with significant HOA dues require additional review.

Richmond-area pricing makes that math matter. On a $400,000 rental with 20% down, the base loan amount is $320,000 before closing expenses and any financed costs allowed by the program. The payment must work alongside your current home payment, vehicle loans, credit obligations, and any existing rental mortgages. A buyer who qualifies easily for a $520,000 primary residence near Short Pump Town Center may not qualify for the same amount on a rental, because investment pricing and underwriting standards are different.

Conventional financing also tends to reward clean documentation. Have current pay stubs, W-2s, tax returns when required, bank statements, lease agreements for existing rentals, and evidence of reserves ready. A property with an existing tenant can be straightforward, but a vacant unit may require an appraiser-supported market-rent estimate rather than an optimistic rental projection from a listing.

When DSCR Financing Makes More Sense

DSCR financing is designed for real estate investors who want the rental property evaluated primarily on its ability to produce income. The core calculation compares qualifying monthly rent with the monthly housing payment. A ratio at or above 1.00 means the rent covers the housing payment; some programs allow flexibility below that threshold with compensating factors such as a larger down payment, stronger credit, or more reserves.

For example, if a Richmond rental is expected to bring in $2,800 per month and its full monthly housing payment is $2,500, its DSCR is 1.12. That is a fundamentally different underwriting conversation than explaining why a self-employed borrower’s taxable income appears modest after legitimate business deductions.

DSCR loans can be useful for single-family rentals, condos, townhomes, and eligible multi-unit properties. Guidelines vary by program, including minimum credit score, property condition, reserves, loan size, and whether short-term rental income is acceptable. Read the terms closely. Some DSCR products have prepayment provisions, so investors planning to sell or refinance quickly should evaluate that cost before choosing a loan. Many Richmond investors use equity from a primary home or an existing rental to fund the down payment on the next property. A cash-out refinance can create a single new first mortgage, while a HELOC may preserve the existing first-mortgage rate and give you a revolving source of funds. The better structure depends on your current rate, available equity, payment tolerance, and purchase timeline.

For eligible veterans, VA cash-out refinancing can go to 100% LTV, subject to qualification and program guidelines. That can be a meaningful source of capital for a primary residence, but VA purchase financing is for homes you intend to occupy. It is not an investment-property purchase product.

Avoid treating available equity as automatic buying power. The new payment should remain manageable if a rental is vacant, repairs arise, or rents take longer than expected to reach the projected level. A broker review should include the full monthly picture, not just the cash you can access at closing.

What Investors Should Verify Before Making an Offer

Before you submit an offer on a rental in Henrico County, Goochland, or the City of Richmond, verify the rent with more than the listing description. Review comparable rentals, HOA rules, local licensing requirements where applicable, property taxes, insurance estimates, and expected repairs. A property that advertises strong rent but has restrictive HOA rental caps or unusually high dues can change the financing picture quickly.

Also separate purchase funds from reserves. The down payment is not the only cash requirement. Many investment programs require liquid reserves after closing, particularly for borrowers with several financed properties. Those reserves can be held in eligible checking, savings, retirement, or investment accounts depending on the program rules.

Finally, do not assume a pre-approval from a retail lender is the final word.
