Separate True Fees From Prepaids

Prepaid homeowners insurance, daily interest, and initial escrow deposits are real closing expenses, but they are not always controlled by the party quoting the loan. Title charges can vary too, especially if buyers select a different settlement provider.
Focus first on origination charges, discount points, underwriting or processing fees, and any broker compensation disclosed in the quote. Then compare estimated third-party charges separately. A worksheet that lumps every cost into one number makes it harder to see what is actually different.
Seller credits must be handled consistently. If one worksheet assumes a $7,500 seller credit and another does not, the cash-to-close comparison is meaningless. The same rule applies to down payment assistance. Watch the Monthly Payment, Not Just Principal and Interest

Ask What Was Used to Produce the Quote
The fastest way to expose a weak comparison is to ask five direct questions: What credit score was used? What is the exact loan amount? Is the rate locked? How many points are included? What is the total estimated cash to close after credits?
Then ask for the full program details. A conventional quote should identify whether it is fixed or adjustable and the term. A VA quote should show whether a funding fee is financed. A jumbo quote should explain reserve requirements. A cash-out refinance should reflect the correct equity rules, including up to 100% loan-to-value for eligible VA cash-out transactions and up to 90% conventional cash-out.
