By the end of this guide you will know whether a Short Pump refinance makes sense for your numbers, and how to take it from first quote to closing using a soft pull pre-approval so your credit isn’t dinged while you compare. Before you start, gather your current mortgage statement, two years of income documents, recent pay stubs and bank statements, and a rough idea of your home’s value. Duane Buziak walks through each step below.

Step 1: Define Your Refinance Goal and Check Your Current Loan

Pick one primary goal, because it decides the loan type. The four common goals are:

Cash-out is the goal where the rate usually rises, since lenders price extra risk into it. If you want two goals at once, say a lower payment and some cash, expect a trade-off and run both versions.

Next, pull these numbers from your latest statement: principal balance, interest rate, remaining term, and monthly escrow. Then read your note for a prepayment penalty. They are rare on modern loans, but verify rather than assume.

Your current loan type opens or closes options. An FHA loan can go to conventional, or to an FHA streamline if you only want a lower rate. A VA loan may qualify for an interest rate reduction refinance (IRRRL). A USDA loan may qualify for a USDA streamline. Duane Buziak works with FHA, VA (down to 500 FICO), USDA, conventional, and jumbo loans, so the goal can lead the program choice instead of the other way around.

Mistake to avoid: refinancing on a rate headline alone. A lower rate means little until you divide the closing costs by the monthly savings. Step 4 shows how.

Step 2: Estimate Your Home Equity and Value in Short Pump

Loan-to-value (LTV) is your loan balance divided by your home’s estimated value. A $400,000 balance on a $540,000 home is about 74% LTV. Most conventional rate-and-term refinances want 80% LTV or lower to avoid private mortgage insurance, and conventional cash-out is generally capped at 80%.

Local values give you a starting point. As of 2026, local market reports put the Short Pump median sale price at roughly $520,000 to $527,000. Treat that as a neighborhood-level figure, not your home’s value. You can look up your property’s assessed value on the Henrico County Real Estate Assessment page, but assessments and market value are different numbers.

Appraisers weigh recent comparable sales, not online estimates. Proximity to Short Pump Town Center and West Broad Village, access to Green Gate, and the school zone (Deep Run HS, Pocahontas MS, Nuckols Farm ES) all show up in comp selection. Collect three to five closed sales from the last six months within a mile or so, matching square footage, lot, condition, and updates. Online estimates alone can miss a renovated kitchen or a busy road.

VA borrowers have a different ceiling. A VA cash-out refinance can reach 100% LTV, while 90% is a conventional-style figure that does not apply to VA. Program rules change, so confirm current guidelines before you plan around a number.

Step 3: Check Your Credit with a NoTouch Credit Pull

Duane Buziak’s NoTouch Credit Pull is a soft credit pull mortgage option. It works as a no hard inquiry mortgage pre approval, so you see real pricing and program options without a hard inquiry on your report. Because it is a no credit hit mortgage application at the start, you can compare before you commit.

This matters because collecting quotes from several sources with hard pulls can stack inquiries. A mortgage pre approval without hard pull lets you compare first. Be clear on one point: a hard pull is still required before closing, because underwriting needs a full tri-merge report. A soft pull moves the comparison stage out of the way. It does not remove the final pull. Working with a soft pull mortgage broker simply means that happens once you have chosen.

A soft pull gives an accurate picture of your score range and tradelines, but the underwriting pull can differ slightly if balances or accounts changed in between. Don’t open new credit between the two.

Before you lock, do these three things:

As general thresholds as of 2026, conventional loans commonly start around 620, FHA around 580 for the lowest down-payment structure, and VA has no set agency minimum, leaving it to the broker and lender. Duane Buziak’s VA options go down to 500 FICO. Verify against current agency guidelines, and note that streamline refinances often weigh payment history more than score.

Step 4: Run the Break-Even Math with a Worked Dollar Example

The example below is a hypothetical illustration. Rates are assumptions for the math, not current quotes, and real rates change daily.

Suppose you owe $400,000 on a 30-year loan at 7.00%. The monthly payment formula is P × r ÷ (1 − (1 + r)^−n), where r is the monthly rate and n the number of payments. At 7.00%, r = 0.0058333 and n = 360, giving principal and interest of about $2,661. At 6.00%, r = 0.005, giving about $2,398. Monthly savings: about $263.

Break-even = total closing costs ÷ monthly savings. If closing costs are $8,000, then $8,000 ÷ $263 is about 30 months. If you plan to stay in your home longer than that, the refinance pays for itself. If you may sell in two years, it does not.

The reset-the-clock trap

Now suppose your current loan has 22 years left at 7.00% on the same $400,000. Your payment is about $2,974, with roughly $385,000 in interest still to come. A new 30-year at 6.00% drops the payment to $2,398, but total interest becomes about $463,000. That lower payment costs you about $78,000 in extra interest. A 20-year at 6.00% runs about $2,866 a month with about $288,000 in interest, and a 25-year runs about $2,577 with about $373,000. The 25-year still lowers your payment while cutting interest against the 30-year.

No-out-of-pocket closing options

You can often avoid paying closing costs at the table, either by rolling them into the loan balance or by taking a slightly higher rate that generates a lender credit. Both are trade-offs. A higher balance or higher rate raises your cost over time, and your break-even shifts. Ask for the same loan priced both ways and compare.

Step 5: Compare Refinance Programs Side by Side

The table summarizes typical program features as of 2026. Individual lenders add their own overlays, so verify current guidance with HUD Handbook 4000.1 for FHA, the VA, and USDA before relying on any row.

For VA borrowers, the VA’s IRRRL page explains eligibility and the net tangible benefit rules.

Loan size changes the picture. The FHFA conforming loan limit page publishes the 2026 figures, including a high-cost ceiling of $1,249,125. Henrico County is generally a baseline-limit county, but confirm the county figure on that page. Balances above the limit are jumbo. For self-employed owners or rental properties, Duane Buziak also arranges Non-QM refinances such as bank statement and DSCR loans, which qualify income differently.

Step 6: Shop Rates Across Wholesale Lenders and Understand the Broker Difference

Duane Buziak is an independent broker with access to 500+ wholesale lenders, so a single application compares many rate sheets. Retail lenders and single-lender banks quote only their own products. That is a structural difference, not a judgment: some borrowers are well served by a single institution, but you cannot know that without seeing alternatives.

Make the comparison clean. For every Loan Estimate you collect, hold these constant:

Then read the Loan Estimate itself. Section A lists origination charges, which are the broker’s or lender’s own fees. Sections B and C list third-party services such as appraisal, title, and recording, some of which you can shop for. The APR folds in fees and gives a rough cross-check, but it assumes you keep the loan for its full term, so it can mislead if you plan to move sooner. The CFPB’s Loan Estimate guide walks through each section.

Ask for quotes at several point levels: par (no points or credits), with a lender credit, and with points paid. This lets you apply Step 4’s break-even math to each version. A lower rate with points may win if you stay 10 years and lose if you stay three.

Step 7: Lock Your Rate, Submit Documents, and Close

Choose a lock period of 30, 45, or 60 days based on your appraisal timeline and expected closing date. Longer locks can cost slightly more. Ask whether a float-down option exists if rates fall, and what a lock extension costs if closing slips.

Gather your documents early. Typical items:

When underwriting issues conditions, respond within 24 hours. Most delays come from slow replies, not slow processing. Keep your accounts stable, because new debt or large unexplained deposits can reopen the file. The soft pull from your NoTouch Credit Pull start gets replaced by the full underwriting pull here, so keep credit quiet until closing.

The appraisal and title work run in parallel. On a refinance of your primary residence, federal law gives you a three-business-day right of rescission after signing. The CFPB explains the right of rescission. Funds are disbursed and your old loan is paid off only after that window ends.

Closing-day checklist:

  1. Compare your Closing Disclosure to your Loan Estimate. You should receive it at least three business days before closing.
  2. Confirm escrow changes, including your new monthly tax and insurance amounts.
  3. Keep making your old payment until payoff is confirmed in writing.
  4. Note the rescission end date and the expected disbursement date.

What to Verify Before You Sign, and How to Start

Three checks protect the whole refinance: your break-even in months against how long you will stay, your side-by-side Loan Estimates at matching lock periods and points, and the rescission end date on your calendar. If all three hold up, the numbers work.
