Duane Buziak Teaches: Best FHA Options Richmond Buyers Can Use Now

A buyer looking at a $520,000 home near Short Pump Town Center has a very different FHA conversation than someone targeting a $350,000 home in Glen Allen. That is why the best FHA options Richmond buyers can use are not simply about finding a 3.5% down payment. They are about matching the property price, credit profile, mortgage insurance, and available down payment assistance to a payment that makes sense before writing an offer.

I start every FHA conversation with a NoTouch Credit Pull. It is a soft pull, meaning there is no hard inquiry and no credit hit while we review scores, payment options, and program eligibility. A soft-pull pre-approval gives Richmond buyers real numbers without forcing them to sacrifice credit points just to begin asking questions.

FHA remains a strong first-home option in Richmond

FHA is often the right starting point for buyers with a 580 FICO score or higher who want to buy a primary residence with 3.5% down. On a $400,000 purchase, that down payment is $14,000 before any assistance is applied. FHA also permits more flexibility with credit history and debt-to-income ratios than many conventional programs.

That flexibility has value in the Richmond market. A buyer moving from an apartment near Innsbrook, building savings while working in the West End, may have solid income but a thinner credit profile than a conventional program prefers. FHA can create a cleaner path to ownership without requiring a massive cash reserve.

The trade-off is mortgage insurance. FHA includes an upfront mortgage insurance premium that is generally financed into the loan, plus annual mortgage insurance paid monthly. Unlike many conventional loans, FHA mortgage insurance may remain for the life of the loan when the minimum down payment is used. The strategy is often to use FHA to buy sooner, then review a refinance later if equity, credit, and market conditions create a meaningful improvement.

The best FHA option starts with the property price

Richmond-area buyers need to watch FHA county loan limits before falling in love with a higher-priced home. Henrico County, Goochland, and the City of Richmond can offer very different inventory and price points, while annual FHA limits set a ceiling on the base loan amount. A $525,000 home may work with FHA in one situation and require a larger down payment, a different structure, or a conventional route in another.

This matters around Short Pump, West Broad Village, Green Gate, Wyndham, and Tuckahoe, where prices can move quickly above the range many first-time buyers associate with FHA. FHA is not automatically a low-price-home loan. It is a primary-residence financing option with specific loan limits and underwriting rules.

Before a buyer tours homes, I run the math on the target purchase price, 3.5% down payment, estimated taxes, homeowners insurance, and FHA mortgage insurance. That prevents the classic problem of receiving a pre-approval that looks strong on paper but does not reflect the actual payment for the neighborhoods the buyer wants.

FHA with Dynamo DPA or Turbo DPA

For buyers whose income supports a mortgage payment but whose cash is tied up in rent, deposits, moving costs, or student loan payments, down payment assistance can change the conversation. Dynamo DPA and Turbo DPA can help eligible FHA buyers address down payment and closing costs, subject to program rules, income requirements, property location, and pricing.

Assistance is not free money with no trade-offs. Some structures may carry a higher interest rate than a standard FHA loan, and the details of repayment or forgivability matter. The right question is not, “Can I get assistance?” It is, “What is my total payment and cash needed with assistance compared with a standard FHA option?”

A broker can put those options side by side. When I work with Richmond buyers, I compare the upfront savings against the long-term cost so they can decide whether preserving cash today is worth a different rate structure tomorrow. For some buyers, it absolutely is. For others, bringing more money to closing produces the better result.

FHA versus conventional with 3% down

A 3% down conventional loan can beat FHA for a buyer with stronger credit, lower debt, and enough income to qualify under conventional guidelines. Conventional private mortgage insurance can eventually be removed, while FHA mortgage insurance generally cannot be removed without refinancing when the minimum down payment is used.

Still, FHA frequently wins when a buyer has a 580 to mid-600s score, a recent credit event that conventional underwriting treats more strictly, or debt ratios that need more flexibility. The rate alone does not decide the answer. The full payment, cash to close, mortgage insurance, and approval strength all count.

This is where a single-shelf retail lender can leave buyers with an incomplete answer. An independent broker shops 500+ wholesale lenders and program options rather than steering every profile toward one internal menu. The goal is not to force FHA where it does not belong. The goal is to show whether FHA, conventional, or an FHA down payment assistance structure gives the buyer the best practical path forward.

Credit questions should come before house hunting

Many buyers wait until they find a home before asking whether their credit qualifies. That is backwards, especially in a market where a well-priced Henrico home can attract attention quickly. A credit review early in the process identifies whether FHA is already ready to go or whether a small change in balances, documentation, or timing could improve the available options.

The NoTouch Credit Pull is designed for that first conversation. Buyers can review a credit snapshot through a soft pull with no hard inquiry and no credit hit. It is particularly useful for couples comparing whether one borrower, both borrowers, or a different down payment approach creates the stronger file.

A full loan application and underwriting review will still require proper documentation. Income, assets, employment, debts, and the property itself must meet program requirements. But there is no reason to begin with unnecessary uncertainty or a credit ding just to find out whether an FHA payment is in range.

Do not overlook FHA property standards

FHA finances a home, but the home must also meet FHA appraisal and property-condition requirements. Peeling paint, missing handrails, roof concerns, damaged flooring, or safety issues can come up during the appraisal. Older properties in Richmond can be excellent homes, but buyers should be prepared for repair requests when a condition issue affects safety, security, or soundness.

Newer construction can reduce some condition concerns, though buyers should still compare builder incentives against the full financing picture. An advertised incentive is only one piece of the transaction. Rate, fees, cash requirement, mortgage insurance, and the ability to shop financing all deserve the same scrutiny.

A better FHA plan for Richmond buyers

The strongest FHA plan is usually built before the first offer: establish the payment range, verify the relevant loan limit, compare standard FHA against Dynamo DPA or Turbo DPA, and understand the mortgage insurance trade-off. Then write an offer knowing exactly what the financing can support.
