A strong tax return does not always tell the full story for a self-employed buyer. If you own a business, work on commission, manage rental properties, or take legitimate write-offs, standard mortgage underwriting can make your income look smaller than the cash actually moving through your accounts. That is where bank statement loan requirements can create a more realistic path to buying or refinancing in Short Pump, Glen Allen, Goochland, and greater Richmond.
A bank statement mortgage is a Non-QM program built for borrowers whose deposits show their ability to repay better than W-2s and tax returns do. It is not a shortcut around documentation. The documentation is simply different, and the details matter. I am an independent broker, not a single-shelf retail operation, so I can shop 500+ wholesale lenders for the program that best matches how your income is earned and deposited.
What Are Bank Statement Loan Requirements?
Most bank statement programs require 12 or 24 months of personal or business bank statements. The underwriter reviews eligible deposits, establishes a monthly income average, and compares that income with your housing payment and other monthly obligations.
The core requirement is consistency. A borrower who regularly deposits income from a consulting business, salon suite, construction company, real estate commissions, or professional services business can often qualify even when tax returns show reduced taxable income after write-offs.
Bank statements must be complete, legible, and sourced from an acceptable financial institution. Screenshots, partial pages, and unexplained large deposits can slow a file down. The goal is to present a clean, documented story of income that an underwriter can follow from month to month.
Personal Versus Business Statements
Personal bank statements are often the simplest route when business income flows directly into a personal account. The underwriter generally averages qualifying deposits over the statement period, then reviews the pattern for stability and any deposits that need explanation.
Business statements require another layer of analysis. If deposits flow through an LLC, S corporation, or other business account, the program will apply an expense factor to account for operating costs. Some businesses can document a lower expense ratio through a CPA letter or other acceptable evidence. A business with limited overhead, such as a consultant working from a home office, may be evaluated very differently from a contractor with payroll, materials, and equipment expenses.
Do not assume every dollar deposited is qualifying income. Transfers between your own accounts, loan proceeds, refunded expenses, and one-time transactions may be excluded. That is why an early review matters.
Documents You Will Usually Need
Bank statements are central, but they are not the only item in the file. Expect to provide identification, a completed loan application, statements for the accounts used to qualify, and documentation for your down payment and reserves. For a purchase, you will also need a signed contract once you have one. For a refinance, the property, existing mortgage, and estimated value will be reviewed.
Self-employed borrowers commonly need proof that the business exists and is active. Depending on the program, that can include a business license, articles of organization, a letter from a CPA, invoices, a website, or other third-party documentation. The exact evidence should fit the business. A Short Pump-based marketing consultant and a Richmond remodeling company do not operate the same way, and their files should not be packaged the same way.
Credit still matters. Many bank statement programs have credit score requirements, though the available options vary by score, property type, loan amount, occupancy, and down payment. Better credit can widen the program menu and improve pricing. A lower score does not automatically end the conversation, but it can change the required down payment, reserve requirement, and rate.
Most programs also require a down payment for a purchase and cash reserves after closing. The amount is not one fixed number. A primary residence with strong credit, a larger down payment, and substantial verified reserves will typically have more options than a higher-leverage transaction with uneven deposits.
How Income Is Calculated From Deposits
Here is the part borrowers often underestimate: the underwriter is not merely adding deposits and dividing by 12 or 24. They are looking for qualifying business revenue, deposit frequency, large or unusual deposits, negative balances, and trends.
For example, assume a business account shows $360,000 in eligible deposits over 12 months. If the applicable expense factor is 30%, $108,000 is deducted for expenses, leaving $252,000 in calculated annual income, or $21,000 per month. That monthly figure is then used to evaluate the proposed mortgage payment alongside car loans, student loans, credit cards, and other reported obligations.
A 24-month review can help when your most recent year had a softer month or two, while a 12-month review may be stronger for a business that has clearly grown. The right analysis is not about forcing the numbers. It is about choosing the program and statement period that accurately represent the business.
Seasonal income deserves special attention. A landscaper, event professional, or contractor may have natural swings in deposits. Those swings are not automatically a problem when the overall history is stable and the business documentation supports the pattern.
Red Flags to Address Before Applying
Large deposits without a clear source are one of the most common delays. If $25,000 suddenly lands in an account, be ready to show whether it came from an invoice, asset sale, business payment, transfer, or another documented source. Do not move money among accounts casually during the review period without keeping a paper trail.
Frequent overdrafts are another issue. A profitable business can still show cash-flow strain if its operating account regularly goes negative. Clean up account management well before applying when possible.
Also separate business and personal activity. Mixing household deposits, business revenue, and transfers in one account makes the review harder. It does not always make qualification impossible, but clean records produce a cleaner underwriting file.
Finally, do not make a major purchase, open new credit, or change how you deposit income while your loan is in process without discussing it first. That includes buying a work vehicle, financing equipment, or shifting deposits to a new account.
Bank Statement Loans for Purchases and Refinances
A bank statement loan can be used to purchase a primary residence, second home, or qualifying investment property, depending on the program. It can also work for a refinance when a borrower wants to replace an existing mortgage or access equity. Program rules differ substantially by occupancy and purpose.
For move-up buyers near West Broad Village, Green Gate, or Innsbrook, the issue is often not whether the business earns enough. It is whether conventional tax-return income reflects the business accurately. For an established self-employed borrower, bank statement underwriting can close that gap without asking them to abandon legitimate tax planning.
That does not mean bank statement financing is automatically the best option. Conventional, FHA, VA, jumbo, DSCR, and asset-depletion programs may be stronger depending on your credit, property, income documentation, and goals. The value of working with a broker is having more than one shelf to check. A retail lender can only offer its own menu. I can compare programs across a broad wholesale market and show you the trade-offs clearly.
Start With a No-Pressure Income Review
Before you send statements everywhere, get the right first look. My NoTouch Credit Pull is a soft pull pre-approval option designed to help you understand your profile without a hard inquiry and with no credit hit. It is a credit-conscious way to review scores, estimated buying power, and the likely program direction before you commit to a full application.
For self-employed buyers, I also want to see the deposit pattern early. A quick upfront review can identify whether 12 months or 24 months is likely stronger, whether personal or business statements make more sense, and what documentation should be gathered before you find a home near Deep Run High School or write an offer elsewhere in Henrico County.
