Programs built for the way Henrico buyers actually buy

Henrico County is not one market. A move-up buyer in West Broad Village may need conventional or jumbo financing. For 2026, the conforming loan limit is $806,500 in most areas, while the high-cost ceiling is $1,249,125. Buyers above the applicable conventional limit need a serious jumbo review, not a rushed quote after they have already written an offer.

Buyers should still compare the full financing package. A builder credit may look attractive, yet a different rate, fee structure, or loan program can produce a better overall result. Homeowners Have More Than One Refinance Path

Henrico home financing is not limited to purchases. Homeowners may be evaluating a rate-and-term refinance, a HELOC, or cash-out financing for a major project, debt consolidation, or another legitimate household objective. For eligible VA homeowners, cash-out refinancing can go to 100% LTV. Conventional cash-out can reach 90% LTV when the file qualifies. A full refinance can make more sense when the numbers justify replacing the first loan.

Self-employed borrowers also deserve a better answer than, “come back after two years of tax returns look different.” Bank statement loans, DSCR financing for investors, asset depletion, ITIN, foreign national, and other Non-QM options can address real borrower profiles that standard conventional guidelines do not handle neatly. These programs involve different pricing and documentation requirements, which is precisely why broad program access matters.
